If you're looking to sell your property quickly and hassle-free, here's how it works: Initially, we'll need to visit your property to assess its condition, value, and ensure there are no structural issues. Once we are satisfied with what we see, we will make you a cash offer.

 

How long will it take for the sale to go through?

While it's challenging to provide an exact timeframe, we aim to complete the sale as swiftly as possible, typically within 4 to 5 weeks. Occasionally, sales can extend to 7 or 8 weeks but do not guarantee any time scales. Our sales progression team will work closely with sellers and buyers' solicitors to ensure a smooth and prompt property transaction.

 

When will we get our money for the sale of our house?

You will receive the funds on the day of completion, transferred to your designated bank account through the acting solicitor involved in the sale.

 

How will I be paid?

Payment will be processed through solicitors via either a BACS or CHAPS transaction.

 

Why are there no fees, and how is it FREE?

We cover our costs by charging a fee to the buyers, allowing you to benefit from our services without any charges.

 

Do we need a solicitor?

When will we need to move out?

A suitable time and date for moving out will be agreed upon by you, the seller, and the buyer through your chosen solicitors.

 

Does the property need to be empty?

Yes, the property must be vacant on the day of completion. If any belongings are left behind, there may be a fee for their removal.

 

Will you need to inspect the property before we hand over the keys?

Our valuer will conduct a thorough appraisal, property inventory, and conditions report. The property must match the assessments carried out before the keys are handed over.

 

Will you buy any of the furniture?

No, we do not purchase any of your furniture.

 

How is our information stored?

Your information is securely stored to maintain confidentiality and comply with data protection regulations.

 

Do you conduct credit checks?

No, we do not perform credit checks. The solicitors will ensure there are no 1st or 2nd charges on the property. If there are any charges against the property, your solicitor will need to clear them, and the remaining funds will be paid to you.

 

What happens if we decide to back out of the sale?

If you are under contract with us and choose to withdraw, a 1% fee of the property value will be charged to cover the incurred costs.
